Architects Report and Building Specification
1. Concrete Works
The entire building exists of a system or framework, which has been calculated in advance and is determined by the overall weight and size. The foundation depths are calculated as well as earthquake resistance for the building, high-tensity of steel, neuton strength of concrete etc.
The consistency and strength of the concrete used is B20 quality, armed with 15 mm hightension steel. Reticulated concrete floor slab.
2. Walls
The inside wall is covered with plaster and will have a painted finish. The outside/exterior walls will also be insulated against wetness or rising damp using appropriate damp course.
All exterior walls will be plastered and the exterior walls will be painted with a high quality acrylic exterior paint. All separating walls between each apartment will have a depth of 20cm. All interior walls for the inside of the apartments will have a depth of 13,5 cm.
3. Stairways and Lift
All stairs will be created in concrete construction; the width is about 1,25 meters. The handrail is made of steel or will be made of aluminium. A lift will be installed in each block with a capacity to carry up to 4 persons.
4. Canalisation and House Connection
All apartments are connected to the canalisation. Every apartment will have its own independent electricity meter, water connection, telephone and satellite connection.
5. Roof
Roofing structure will comprise of wood beams or steel trucing with casing/form boards. Exterior roof will be finished using shingle sheeting with tile effect.
6. Cabinetmaker Working
All inside doors are made of wood, in nature wood or white lacquered. Kitchen and living room doors will have cut glass effect. The main entry door is of metal construction and is fitted with a double locking system.
10. Window and Terrace Doors
All windows and terrace doors are manufactured from synthetic Plastic (PVC), white, with isolated glass (1.4k). Handles are made from aluminium or similar quality material.
11. Water Supply
All the conduit pipes for custom water are of aluminium or plastic fibre. Effluent water through PVC isolation.
12. Sanitary Installation
Every apartment contains a sink with a mirror, toilet with wall-covered water tanks, shower inclusive shower- cabin.
13. Kitchen
A fully fitted kitchen will also be installed which consists of nature wood or synthetic coated float material. This does not include white goods and can be ordered as part of the furniture package.
14. Tile working / Floor Covering
All rooms and terraces will be tiled with high quality marble tiles where applicable. Shower and toilet area to include walls will also be tiled using high quality ceramic tiles.
15. Electricity Installation
All rooms contain minimum 1 light connection and 2 sockets. The bathroom and the kitchen will have special outlets. Also on the terrace there will be a light and a socket which you can turn on and off from inside the apartment. In the living room area, a telephone connection and a satellite television connection will be provided.
16. Painter Working
All apartments will be painted in white or nature colours.
17. Swimming Pool.
The swimming pool will be set out as indicated in attached plans. A reinforced exterior base will be installed with water pumps and pump house as standard. Outside showers will also be installed. The pool will be completely tiled. A children’s play pool has also been provided.
18. Gardens, Footpaths and Boundary Walls
All surrounding gardens throughout the complex will be landscaped and finished to a high standard combining a mixture of sapling and mature plants and shrubs which will ultimately compliment the complete development. Exterior boundary walls will be also finished to a high level raising the overall standard of the complex and offering added privacy. Exterior wall and garden lights will also be installed.
